Former Agricultural Site — 50 Acres
Arsenic Impact · DERM Rezoning Approval · Miami-Dade County

Challenge

A 50-acre parcel with a history of agricultural use required environmental clearance before Miami-Dade County Planning & Zoning would advance the rezoning application. Arsenic and pesticide impacts from legacy agricultural operations were a primary concern under DERM's jurisdiction.

Approach

CEC engaged early in the planning process, conducted a comprehensive soil assessment in coordination with DERM, and developed a site-specific remediation and management strategy calibrated to meet DERM's requirements for the proposed land use change.

Outcome

Environmental issues were addressed and documented to DERM's satisfaction. The rezoning application advanced successfully through Miami-Dade County Planning & Zoning with no further environmental holds.
